Shopping in galleries in shopping centers: the certainty of a free parking lot is as important as Sunday is commercial

Shortening time for free parking or introducing fees, as some owners do, this is the first step towards business Seppuk.

As many as 73% of Poles recognize the functioning of the parking lot as an element determining the selection of a shopping mall is due to the Omnisense survey, carried out at the request of the Association of Polish Trade and Services Employers (ZPPHiU) and the Polish Association of Tenants of Commerce Area (PSNPH).
The results show that the most important features of a parking lot in a shopping center are a free stop for at least two hours (97% of indications), Certainty of finding a free space (96%), width of parking spaces (89%) and parking marking (85%).

How gallery managers themselves create problems with attendance

These are very important aspects in the face of more and more often introduced fees for parking lots and the lack of availability of free stop for a minimum of two hours. Such practices as shortening parking time to just one hour we could observe, for example, in Chydiba Best Mall or Avenida Poznań.
This process surprises all the more because the visibility of shopping centers decreases, and striving for customers to have time to make elections freely during shopping should be in the interest of not only buyers, but also landlords.
It should be emphasized that all parking costs are borne by tenants as part of common costs – expecting their clients to have free and Free access to parking spaces during -a good in shopping centers.
Revenues from parking fees are not accounted for as part of common costs and thus are an additional profit for facilities owners.

– Availability of parking and a minimum fee up to two parking hours are key aspects that decide on the choice of a shopping center. It is obvious that the tenants expect the parking lot to meet the requirements of customers and do not reduce the basic standard of the shopping center all the costs of parking lots are borne by tenants as part of common costs – explains Zofia Morbiato, general director of the Association of Polish Employers of Trade and Services.
Meanwhile, as he further indicates, each additional parking fee is an additional profit of the owner of the object.
– We do not know the case of a shopping center, whose tenants received a reduction in common costs in connection with the introduction or increase in fees for parking or shortening free parking hours. In principle, the collected funds are not allocated to the modernization of parking lots, for example, improving marking or lighting, which is very important for customers, according to our research – complains Morbi

In many facilities, navigation, entrances and trips from parking lots should be improved. This often requires cooperation with city authorities. Recently, it was possible to observe that many hours of away traffic jams from the parking lot in Galeria Młociny forced customers to leave cars at night and return home on foot.
– It is probably not a simple understanding or predicting ZDM activities, but this lies in the sole competence of the center manager. We are expecting a comfort of travel, parking and leaving the center from him. I am talking about Młociny only with the title of example – indicating how much should be improved in this aspect, because similar situations, stressful for customers of shopping centers, in the past there were many more – indicates Zofia Morbiato.
